Birthdays - The Big 21 Part I

In this article we're going to discuss what to do when you reach the age where you become a legal adult.

Depending on where you live, that can either be 18 or 21. Most people consider 21 to be the big day so we'll focus on that.

Reaching your 21st birthday is a big milestone. You're no longer mommy and daddy's little boy or girl. You're a legal adult, like it or not. Most kids actually look forward to this day and can't wait to get out of the house and spread their wings. Of course before they do that they'd like to have a party that really signals the transition from child to adult.

One of the best ways to celebrate this birthday is to come to the party dressed in what you wanted to be when you grew up. So, if you wanted to be a policeman then go to a costume store and rent a cop suit. Wait until you see the looks on the faces of your guests.

Another thing you could do is come dressed in what you were wearing when you opened the invitation to the party. Of course if you weren't wearing anything this may not be a good idea. Even pyjamas could be kind of risky.

Another great idea is to have what they call a "Mad Hatter Party." This is where everybody comes dressed in some funky hat. You'll be surprised at some of the strange head gear there is out in the world.

Another great theme for a 21st birthday party is to have an ethnic night. Pick some country and then feature food and music from that country in your party plans. You may want to hire a band that specializes in that kind of music and a caterer that specializes in that kind of food.

Another great idea for a 21st birthday party is to have a "Mafia night." Everyone dresses up as mobsters. The ladies can dress up as gun molls. If you can find some imitation Tommy guns from the roaring 20's that would be a really nice touch.

Another possibility is to have a cartoon character party. Everyone comes dressed up as their favorite cartoon or comic book character. It will be interesting to see how many Superman and Batman costumes you'll have show up. Top picks for the ladies will probably be Wonder Woman, Catwoman and Batgirl.

If you're going to have an evening function most likely it is going to be formal and is going to cost you some big bucks. A great way to save your wallet a bit is to have a breakfast or a lunch or maybe even a picnic. If you're celebrating your birthday in the summer you might want to consider going to the beach. Those are always fun parties. Just make sure you tell your guests that bathing suits are optional.

In the next article in this series we're going to go over such things as venue, photographer, invitations, decor, music, cake, speeches, master of ceremonies and ice breakers.

Blood Stain Removal

Here's the short lesson on blood stain removal: act fast. Carpets today usually come with stain-resistant treatments, so even blood can be removed if you get it right away. The longer the delay, the more difficult removing any carpet stain becomes, and there are no stain-proof carpets yet. With blood, the process of coagulation makes it especially hard to get the stain out if it is old and dried.

Step-By-Step Blood Stain Removal

1. Rinse and extract the blood stain with cold water. Apply just a little at a time, so you don't spread the stain. Hot water can set the stain, making it permanent, so use only cold water. Add the water, then blot it up with a clean white cloth or white paper towels. You can also suck the solution out with a shop-vac, which means less of a chance of spreading the stain.

2. Remove the remaining stain with a solution of a few drops of Dawn dish washing detergent in a cup of cold water. Work it into the blood stain, but be careful not to spread the stain. Blot the area with a clean white cotton cloth or white paper towels, but don't rub the stain, as this can damage the fibers. Damaged fibers hold stains and get stained in the future more easily.

3. Repeat the process as many times as is necessary, or until there is no more transfer of the stain from the carpet to the cloth or paper towels. Then blot up excess water when you are done.

4. Leave the fan blowing on the area to dry it quickly. Otherwise, set a stack of paper towels (white) on the stained area, or a couple clean white cotton cloths, and put something heavy on them. Leave this to blot up the remaining liquid, replacing the cloth or paper towels as necessary. Fast drying keeps any remaining stain deeper in the carpet from "wicking up" to the surface and becoming visible again.

Some have reported good luck using club soda to remove blood stains, so if the above instructions don't work, you can try that next. It's not easy to predict which stains will come out and which won't until you try. This is because of various types of carpet fibers and other factors. For example, wool and other natural fibers are usually more difficult to remove stains from. As with all stains, use water first before trying other solvents for blood stain removal.

Christmas Flower Arrangements

You can dress up your home this Christmas with a flower arrangement so spectacular youll wonder how you did it on your own. Traditional arrangements come in a happy mix of green, red, and white fresh Christmas flowerspoinsettiasand include Christmas cactus, holly with green leaves and red berries, but you can bring about the same effect with silk flowers.

Your silk flower arrangement for Christmas will add an extra touch of beauty to your decorations for the festive season, besides being economical and long lasting. They are also very easy to do and can be done much before the season begins.

To make a beautiful Christmas silk flower arrangement, you will need a container, floral adhesive, and pair of pliers to bend wires, wire cutters, flora tape, foam and tape.

You will need to choose a container for Christmas silk flower arrangement that is neither too wide nor too narrow but certainly lightweight. Make a large silk floral arrangement in an urn-shaped container.

Now, select flowers of different textures to lend variety to your flower arrangement. Their colors should also match those of your room and give it a festive look. Before you buy silk poinsettias, holly or red berries, look at their edges. If they are frayed or damaged, reject them for those that look fresh and natural.

Next, begin arranging your flowers. Open each flower carefully so that it is wide open and reveals its actual shape. Stick the stems of the flowers into the foam. Lengthen the stems by attaching a piece of floral wire at the end of the stem with floral tape.

Continue to make your Christmas silk flower arrangement with varying sizes of stems. This will lend a good shape to your arrangement and add to the beauty of the arrangement.

How to Get Free Garbage Bags

The scenario:

A newlywed couple moves into their new home. After a couple of months, they realize that they have many more garbage bags than they need. However, they have not bought any garbage bags since they got married. Where did all of the garbage bags come from?

Your mission:

See how fast you can arrive at the correct solution by using the following clues:

1) The garbage bags were not a wedding gift2) The couple did not bring any garbage bags with them when they moved3) The bags were not in the couple's new home when they arrived4) The fact that the two people are newlyweds is irrelevant5) The type of home that the couple moved into is irrelevant6) The bags were made of plastic7) People gave the bags to the couple, but8) The bags were not any type of gift9) The bags are not "traditional" garbage bags10) The bags came in many colors.

The solution:

Have you figured out the solution yet? The garbage bags are actually plastic bags from grocery and other types of stores! The couple only has small garbage cans in their home, and the plastic bags fit perfectly inside of them. Plus, the handles make them very extremely easy to tie shut when they become full. The trash cans need to be emptied more often than larger cans would, but that small inconvenience is worth the savings. Yearly garbage bag expenses: $0.00!

In addition to the monetary reasons, reusing grocery bags is a simple way to recycle and eliminate the waste created by throwing away the plastic bags inside of another garbage bag. Once you have a good supply of plastic bags, consider taking an empty canvas bag or backpack with you to the grocery store. Check the bag with a store employee when you enter so that no one thinks that you are shoplifting. Then, when you are done shopping, skip getting a new bag and load your purchases into your own reusable bag instead.

A few other super-easy ways to save money and recycle:

Save scrap paper. Save any papers that have nothing on the back or large blank spaces. Advertising flyers, old work papers and school papers all work well. You can cut the pages into smaller pieces if they would be more convenient for you. Put the paper in a stack or a box with a pen nearby, and you'll never have to scramble when you need to jot down something. Spots near the base of your house phone or beside the computer are both great locations.

Save sturdy boxes from food, electronics, mailers, etc. Cover them with the Sunday comics or some previously-used wrapping paper. Label each box with a marker and use as stackable storage for recipes, comic books or just about anything else.

Save large, empty plastic soda and juice bottles. Fill them with water, and store in your freezer. Having less open space in your freezer will help it run more efficiently. And when you need more room in the freezer, simply take out one of the bottles of ice!

Save torn and worn out clothing. Tear or cut them into pieces and use as rags for cleaning and dusting.

3 Keys To Finding Your Natural Running Stride

When I think back to when I was at school, my worst nightmare was running. I hated it, even more than football and rugy which I don't like even today. So I never thought that I'd be any good at running... until I found out the trick that I'm about to share with you now.

I realised that running was an important part of my cardio-vascular exercise, and that I needed to find a way to make it a little bit easier for me. When I used the treadmill, I was getting way out of breath way too quickly (less than 10 minutes, and that included 3 minutes fast walk to warm up). And yet I could go on the rowing machine for 20 minutes and hardly even notice it.

So something was wrong with my running technique.

Not knowing what to try, I just varied everything I could: speed, incline, the length of my stride, the height of my stride, and so on.

And these are the three tricks to running that made the difference for me:

1. Don't be afraid to INCREASE your speed!

I realised that I was actually running too slow! I've naturally got a long stride (I'm just over 6 foot tall), but when on the treadmill I was taking tiny little strides. Why? Because if I'd run at my normal stride, I would have run into the front of the machine.

By increasing the speed of the machine, I was able to stretch my stride out to a better length for me, which made my whole running style much more fluid, and therefore easier on me.

2. Don't be afraid to INCREASE your incline!

If you aren't using an incline when running, then you are effectively running downhill. This is because the tread itself is helping your legs' motion, rather than you actually pushing yourself forward. Similarly, if you run downhill, it's much easier because you don't have to push yourself up in the air as much to gain the forward distance you need.

So add a little incline to you run - not much, just enough that you can feel the extra push. Not only does this simulate running on flat ground, it also makes your motion more natural. Running downhill and running on the flat produce variations in your stride that make you more or less efficient. So by increasing your incline, you induce a more natural style to you movements.

3. Remember to focus on your breathing.

The final key is related to the other two. As my stride increased, and my effort increased, I found that my rate and depth of breathing changed so that I took one full breath cycle for every 3 steps. And that felt more natural than previously.

Sorry that's not a very scientific explanation, but "feeling natural" is about as best as it gets :-)

So there you go. Three keys to more efficient running, which you can experiment with. Some of this advice might sound odd (if you're running out of breath quickly, why make the running harder?). But with the principle of finding a more efficient pace for your body, it makes sense.

And by the way, almost overnight I doubled my running from 10 minutes to 20, with no real problem, and over time I increased to 45 minutes with a couple of 1 minute breaks to stretch and drink water. I can go more, but I start to get bored and also run out of time at the gym!

When Was the Last Time We Bought a Special Gift for Our Mothers?

Yes, like I said, when was the last time we bought something creative, unique and totally special for our mothers to show them that we love and remember them? When was the last time we got them a special gift to tell them that their sacrifice for us is appreciated? Motherhood is an extremely special experience and its an experience that no man will ever be able to experience. Regardless of how we were raised and how our mothers nagged us when we were younger, the sacrifice cannot compare to any other types of sacrifices weve made in our lives rivaled only by OUR sacrifice for our children. Only when we become mothers ourselves will we be able to understand the true magnitude of motherhood.

A special gift says a lot
Forget about the conventional, off-the-shelves books, picture frames, calendars, organizers, flowers, vases and what-have-you-nots. Your mom wont say theyre not special and will take the gift with a smile and a big thank you (and a hug) but theyre not really the kind of special gift that they, your mothers, will thank you, remember and cherish for a long time to come.

The pure convenience of the purchase speaks for itself. Its nothing special.

So, whats a special and unique gift?
A truly special gift is something that your mother will look back 5 or maybe 10 years down the road and smile to herself, her heart with burst and her face will beam with pride. The sacrifice, the love and the commitment was worth it, shed think to herself. As she watches you mother around your own children, she will think it was all worth it because she did the right thing.

A special gift should be something that reminds her of you, of motherhood.

Some ideas of a special gift you can get for your mom
A motherhood-related product this could be something related to motherhood, with a simple but meaningful quote to remind her of her motherhood years.
Something youve designed or created
A custom-made special gift designed especially for her
Something you and your own children have come up with over the weekend or something youve worked on for a long time, like a scrapbook or a decorative doll
A poem youve written
A special home-made CD (maybe a special CD) of a vacation with you and your family in it

To find the right special gift for your mother, start with your mothers personality. What does she like? What kind of memories does she have of raising her children? What are her hobbies and interests?

And once youve put your finger on what interests her, finding the right kind of special gift for you should be easy enough.

Indoor Soccer to go High Tech

One of the newest trends in the World of Soccer is the high-tech indoor soccer stadiums. They are used for all year around play without regard to seasonality. Many of these stadiums are owned by companies, which lease or rent them out to the teams. The business model is quite profitable and some markets have more than one company with more than one facility each. These companies also sell items such as soccer balls, refreshments and video play back services. They also often have automatic kicking machines for practice like those used in tennis or for batting training in baseball.

Since these soccer arenas are indoors and climate controlled I propose that we take the coaching and training to a much higher level. I propose that we incorporate Holographic Technologies, which are getting closer to becoming reality, and use them to teach soccer techniques. Imagine the benefits to coaching if you took some of the greatest plays in World Cup Soccer and allowed the kids to replay them. Setting up the holographic 3D images to move in full motion video on the field.

First you would put an athlete next to each of the players and then run the projection as the athletes matched them stride for stride and step for step, aligning themselves to confront the opponent by moving with the hologram into position and taking the shot or defending the goal. The athletes and players would learn emensly by watching and playing along side the greats. And all this is nearly possible. By using special coatings on the artificial grass to help the projection reflection it could be done quite easily. Think on this new technology and what it means for youth soccer.

Child Care - Summer Care

In this article we're going to discuss child care and some tips on what to do when the summer comes and you need to get away from it all for a while.

Let's be honest, no matter how devoted you are as a parent and no matter how much you love you kid, eventually you reach a point, especially if you're a full time stay at home parent, where you need to get away for a while. And usually the best time to do this is in the summer when both parents might be off work.

This is actually quite common in families where one or both parents are school teachers and get the summers off. No sooner June 21 hits and they're off to somewhere. But what do you do when you want to get away and have a small child, or even not so small child, that needs to be taken care of?

Well, option number one is you take the kid with you. But that kind of defeats the purpose of going on your much needed vacation.

That more or less leaves you with option number two. Leave the child with someone. The $64,000 question is, who?

Well, you have a number of choices here. The best one is probably to leave the child with a family member, like your parents for one. Unfortunately, this can sometimes lead to awkward situations. Maybe your parents really weren't planning on taking care of your little brat for 2 months. Or maybe they had plans to go away themselves. Most likely brothers and sisters or distant relatives will politely tell you that they can't do it.

Your best bet is to simply go to a professional. If your child is old enough then you'll probably want to send the kid off to summer camp. This is always a favorite with parents. The problem is, you want to make sure this camp is going to be one you don't regret sending your kid too. After all, this is still your child.

So these are the things you should look out for before sending your kid off to whatever summer camp you choose.

1. Find out what the camp has to offer and if it is accredited. You don't want to send your kid somewhere where he'll be sitting around twiddling his thumbs all day in a place that has absolutely no accreditation. This will most likely turn out to be a disaster. Camps that have specific programs that will keep your child busy all day are your best bet.

2. Make sure though that there is a balance between active and quiet times in the schedule. If your kid is going non stop all day long by the time he gets home he is going to be bouncing off the walls and you'll never get him down.

3. Make sure you keep in constant contact with the camp and your child. This doesn't mean you have to call 3 times a day everyday but you should at least keep in touch to find out what's going on a couple of times a week.

By following these simple tips and having a little faith, you and your child can both have a very enjoyable summer.

How To Get More Opt Ins

Question: I have a sign-up box on my web site to collect names for my marketing list, but I am hardly getting anyone joining my list! I already get lots of traffic, but what can I do to get more sign-ups?

Answer: You're right to be worried. After all, if these first-time visitors leave without joining your list, chances are you'll never see them again, and all the time -- and money -- you spent attracting them to your site will go down the drain.

But I'm getting a sense of where the problem may lie from the way you phrase your question: Why would any of your visitors want to join a marketing list?

People value their privacy -- and their information -- so you have to offer them something compelling in return. A regular newsletter, aimed at their interests, for instance, or a free eBook on a subject they've told you they're interested in.

However, let's assume you are already offering something valuable in exchange for their e-mail addresses. If you're still not getting many sign-ups, it's likely your pitch that needs polishing.

To convert more of your visitors to subscribers, you're going to need to write a really compelling subscription offer. I'm still astounded when I see a web site with an opt-in box that says Subscribe to our Free Newsletter.

What am I subscribing to? Why should I subscribe to it? How often will I get it? Who is it coming from?

Without answers to at least a couple of these questions, there's no way people are going to sign up. So how do you convince them that your newsletter is worth signing up for? You have to promote it!

Say your web site sells football memorabilia. Here's an example of some copy that's guaranteed to get a great opt-in response:

The End Zone is a weekly NFL newsletter that's absolutely jam-packed with all the week's hottest news, stats, and stories. Interviews with your favorite players, the inside scoop on next week's games, PLUS a chance to win an autographed jersey from the team of your choice. Click here to Subscribe Now!

That's a little more compelling than "Subscribe Now," isn't it? And the best part is that it takes just minutes to pump up the copy!

Here are some more sure-fire ways to boost your opt-in rate:

Tip 1: Include a small link to your privacy policy when you're asking visitors for information. This lets people know that you are committed to protecting their privacy and makes them feel safe leaving their e-mail address with you. It's a small thing, but every little bit helps.

Tip 2: Sell the benefits, not the features. If you said "Download our FREE eBook, written by a state-certified housing inspector," you'd be advertising a feature. You'd be telling your visitors a fact about your free newsletter.

Here's how it reads if we decide to emphasize benefits instead:

Certified Housing Inspector John Smith reveals the 10 things you MUST look for when buying a home -- to avoid costly repairs down the road! Click here to read this FREE eBook!

That's a pretty dramatic difference, isn't it? You've hooked your visitors by letting them know how they will benefit by signing up for your offer. In this case, you've promised to help them avoid costly home repairs.

Tip 3: You've got to give your offer prime real-estate if you want to draw in subscribers.

So what's the best location? If your homepage contains a long sales letter, you'll want to put the opt-in box somewhere around the second page. You should have grabbed your visitors' attention by then and shown them that your site has some valuable information.

If your homepage doesn't have a long sales letter, you'll want to place your opt-in box above the fold (i.e. the first section of your web site that is visible to a visitor without scrolling). People's eyes are generally drawn to the top left-hand part of a page first, so the top or left is a good place to put your opt-in box.

Here's a powerful third option to double your daily newsletter subscriptions! Set up a pop-up window that prompts your visitors to subscribe to your newsletter right when they enter your web site.

Remember: This is not a question of where your opt-in form looks best. It's all about where it works best, so I would encourage you to test a few different locations. Whichever pulls the most opt-ins is the best place for your offer.

The World's Most Beloved Sport - The History of Soccer

While it is undisputed that the origins of modern soccer, or football, originated in Britain, there is a great deal of evidence that points to this beloved game as having an older history.

Where did the game of soccer really begin, and how old is it? To understand how many different varieties of "soccer" there are, you need to understand a bit about the older versions of the game and how they have evolved.

Below, you will find a list of the predominant cultures that had a variety of soccer, and learn how each one differs from what we play today. And no, they never used anything like Lotto shinguards back then either!

  • Chinese Soccer History

  • Japanese Soccer History

  • Egyptian Soccer History

  • Greek/Roman Soccer History

  • British Soccer History

Chinese Soccer History

To many, this is the oldest version of soccer to exist. However, there is quite a lot of controversy of whether or not this is the oldest, or Japan's version is the elder. The Chinese version of the game, originally named "Tsu Chu", involved players on a field that had to hit a leather ball stuffed with fur into a small hole. Like Soccer, no hands were permitted during the play of the game, and it was considered an honor to be a member of a team.

The Emperor of the Han Dynasty, when the game was developed, was an avid player and fan, and spread the popularity of this game all over China during his reign. This roughly dates back to 300 B.C., although there is controversy on the subject of dating, which could result in the origins of the game being as far back as 5000 B.C. Regardless, this version of Soccer is extremely old. Despite that, there is still a version of Tsu Chu played today. While the two games are similar, Tsu Chu has had no effect on the modern version of the game, as it was originally developed and created for play in Great Britain.

Japanese Soccer History

Kemari, the Japanese version of "Soccer", is perhaps one of the most different forms of the sport, in comparison to modern soccer. Kemari was a game of "Keep it up", much like modern hacky sacks, although used with a larger ball that was stuffed with saw dust. This version involves a "pitch", or the field, designated by the selection of four trees, the cherry, maple, pine and willow. Many great houses in Japan would grow trees to have a permanent pitch, or field, established.

Kemari was normally played with two to twelve players. Established in roughly 1004 B.C., it vies for position of the oldest game with China's Tsu Chu. In fact, China's Tsu Chu players and Japan's Kemari players were the first to have an "International" game of their versions of Soccer, which is dated to have occurred in roughly 50 B.C., although a definite date of 611 A.D. is known. Regardless, this game stands with China as a sister sport to Soccer, while it never affected the modern version of the game.

Egyptian Soccer History

While not much is known about Egyptian Soccer, or other ball games, it is thought there was a version of a type of ball game played by young women during the age of Baqet III. On his tomb, images of this sport were depicted, although no one is certain how the game was played or whether or not it truly affected the outcome of modern soccer. Recordings of this game date as far back as 2500 B.C., although not much more is known asides the fact that it was played with a ball. The lack of information on the sport and how it was played has eliminated it from runnings as the first evidence of a game similar to soccer.

Greek/Roman Soccer History

Perhaps the closest relative to modern soccer are the games that were formed by the Greeks during the prime of their culture. They had numerous varieties of football style games, some of which required hands, some of which forbade hands. In the end, after the Roman conquering of Greece, the game Harpastum is what modern soccer would be based from. This game, probably a modified version of the Greek's "Harpaston", which translates roughly to handball. While grossly misnamed, this game is what is considered to be one of the precursors to modern soccer.

British Soccer History

In Britain during the 8th century, soccer was created, not as a recreational sport, but as a war game. One of the stories of the original roots of the sport comes from when a Danish Prince was beheaded, and his head was used as a ball and was kicked around. Ever since this 'legendary' tale, villages and other communities would play a game where they would have to kick a ball to a specific goal. It was a violent game, where injury and death were not uncommon, but it was popular nevertheless. In fact, it was so violent, that in 1331, King Edward the III passed laws to try to stop the playing of the game. It did not work, however, and the sport continued on.

There are even stories of soccer games that involved hundreds upon hundreds of players. In these games, there were many deaths, some resulting in the hundreds. It wasn't until 1815 when Eton College set up a series of rules for the game that it became less violent and more of a true sport. At this time, other colleges and universities took up the banner and began to play under similar rules. Later, the rules were evaluated and judged, and the Cambridge rules were created as a result in 1848. In the Cambridge rules, shin-kicking, carrying the ball and tripping were all forbidden. Rugby rules allowed these aspects, and the two varieties of soccer, or football, split to form their own followings.

On October 26, 1863, London schools and sports club sent representatives to the Freemason's Tavern, where the Football Association was formed. Rugby supporters left this association to form the Rugby Association. This is where the birth of modern soccer began. In 1969, the Football Association finalized the modern game of soccer by forbidding the use of hands in the game.

The term "Soccer" was coined when someone was asked if he was a Rugger, which is a Rugby player. The -er signified that the person participated in a a particular sport. The individual, Charles Wreford Brown, replied with "Soccer!", taking the phrase from Association, SOC, and adding the -er. The term stuck. While British individuals still call the game Football, Americans and other countries call it Soccer, especially if they have heavy support in American Football present. Ever since the foundation of the Association, "Football" has risen in popularity, becoming one of the best love games in the history of Earth. Now, hundreds of thousands play the sport, although it lacks the initial violence present at its creation.

Tips for Using Balloons at Your Next Party

Balloons are a great way to decorate any party. They are colorful, festive and rather inexpensive. The two most popular balloons are latex and mylar balloons. You can even purchase a helium tank and fill them yourself. A kit comes with a tank, 50 colored latex balloons and ribbons.

One way to decorate your tables is balloon centerpieces. Depending on your budget you can purchase pre made balloon weights or make your own. To make your own weights all you need is sand and foil wrap. Don't forget about putting a balloon on each chair. If you plan in advance, you can purchase personalized latex balloons.

A great way to give out party favors is to package three or four ounces of candy treats in a bag and wrap it with foil wrap. Use the candy as a weight to hold down the balloon. When the party is over make sure each child leaves with a balloon and candy favor.

Another idea for a kids party is to hire a balloon sculptor. A good sculptor can make hats, animals and keep the party flowing for over an hour. This is recommended for children three and up due to the chocking hazards of balloons. Make sure no uninflated or popped balloons are left around.

Having a pool party? Definitely don't forget the fun water balloons. I mean you are already wet anyway and it's a great way to cool down while running around the pool. Check your local toy store for water balloon hose nozzles that make it easier for kids to fill their own balloons.

Going to visit someone in the hospital? There is nothing like showing you care then a bouquet of balloons. Remember, space is a concern in a hospital room so a few colorful balloons will do the trick.

Use your imagination and you could come up with endless possibilities for using balloons to add that extra touch. Balloons are a fun colorful way to celebrate any occasion, and best of all they always make you feel like a kid again.

How to Structure a "Subject-to" Offer

Ok, let's say you have located a seller who is highly motivated to sell a particular property.

Using your "Check List for Leads" form, you ask the seller focused, specific questions about the most essential criteria of the deal. After questions are answered, you see the following scenario.

3 Bedroom 2.5 Bath
After Repair Value $260,000
Purchase Price: $195,000
(6.5% int, 30 yr fixed - price is sellers payoff on existing loan)
Repairs Zero Seller had it fixed up already.
Existing Mortgage Payment: $1232.53 (existing payment P&I)
Taxes $2500
Insurance $900
PITI $1515.86 (your actual cost per month with Principal, Interest, Taxes and Insurance)

Keep property location in mind, when thinking of your exit strategy. If property is on astreet that is predominantly rental, it may not be wise to plan to retail the property to anowner occupant. When you have a deadline such as a balloon or a note that will haveto be paid off at some future point, like in 24 months, your exit strategy must be realistic. The seller is motivated and said that he would consider any offer that would get thesepayments off his back. He has a dead beat tenant in another property and can't make two payments. In this case, as with many "subject-to" offers, we are only offering the payoff, which is $195K.

The potential advantage of making an offer "subject-to" the existing mortgage is financial. You will not have to qualify for a new loan. You will save thousands in loan origination fees, points, etc. that you could have to pay in conjunction with a new loan. This improves your potential profit margin.

We decide we are willing to offer the seller his payoff, if he is willing to agree to sell,subject-to his existing loan. If the seller is truly motivated, the fact that you can close a "subject-to" very quickly can be a big selling point.

In our example, the seller agrees to the "subject-to" arrangement, but saysthat he wants this loan off his credit within 24 months. At that point, the buyer must cash the seller out by getting new financing or selling the property.

Some sellers will be smart enough to ask for "perks", like a cash down payment. Other sellers will be too motivated or won't think to ask for anything down. You have to go with the flow of each deal.

When we write a "subject-to" offer, we want to be as specific about our agreement and terms as possible.

The contract form that I use for writing offers has plenty of space on page one, near the blank where you enter the purchase price.

The form used is not important. To be binding, any offer to purchase real estate must be in writing. But there is no standard form. Contracts range from the generic variety that you can buy at the office supply store, to the official forms approved for use by sales agents in your state.

The form that licensed sales agents use, has a "stipulations" section. You can put the terms of your offer in the stipulations section of your contract, or on page one if space permits. It does not matter, as long as the correct terms are spelled out somewhere. The seller could decide to counter-offer, mark out your stipulations, change them, or add new ones.

Below are some clauses that I would write into this offer:

Purchase Price: $195,000 "Subject-to existing mortgage of $195,000, with payments of $1232.53 per month, principal and interest. Buyer agrees to pay off existing mortgage anytime in a period not to exceed 24 months from date of closing of this agreement."(these are the basic terms of our agreement)

"Buyer to purchase adequate insurance protection valued at or above the purchase price of property."

(you want to have insurance anyway, but I like to put this in to make the seller feel more comfortable)

You want to be clear about any and all terms of your agreement with seller. It may be very simple, as in the example above, or there could be other terms that you and the seller will negotiate and agree to.

When negotiating, you will not always be able to discuss terms with a seller prior to making an offer that is "subject-to" their existing mortgage. But, if the seller is not willing to discuss the situation and is not forthcoming with information, then chances are you are talking to the wrong seller. Those who are truly motivated, or have a problem they need to solve, will usually be willing to get into a meaningful discussion of the details. If a seller is difficult to deal with, chances are they are not that motivated.

I don't waste a lot of time in such cases. I explain to sellers that I need certain information in order to determine if there is a way that I can help them. Otherwise, I move on.

Your most likely source for creative deals are those who really need to achieve a specific, sometimes urgent objective, like getting out of debt, or avoiding foreclosure. But there are many reasons for doing a creative deal.

There is nothing really complicated about writing "subject-to" offers. You just need to be clear. It is essential that the language is not confusing. Your objective in writing the offer is to dictate the terms of the existing mortgage. In so doing, you are stating how much you are willing to pay, and how you intend to pay it, and when. Think of the "who", "what", "when", "where", guide to writing, when documenting the offer.

I have also done "subject-to" deals with sellers who were not in financial trouble, but just the opposite. There are sellers who will consider "subject-to" offers because of the tax benefits for them. I have had sellers who did not want to collect a large chunk of cash all at once. Or, a seller who does not want to collect the funds in a particular tax year. "Subject-to" offers can be used to address many different kinds of issues.

We tend to associate creative financing with desperation. And in many cases, sellers are desperate. But in some cases, a "subject-to" deal is merely the most beneficial means to an end for both parties.

Every situation and offer are different.Writing creative offers is a skill that you will develop with time and experience.***

Goal Setting: Pops Proves Its Never Too Late

Pops first set the goal in high school, but when he graduated he thought he wasnt mature enough to pursue it so he enlisted in the U.S. Army.

He dreamed about it as a member of the 82nd Airborne as he became an Army Ranger. Later, in the first Gulf War, he thought about his goal again, as he also did during his service in the Kosovo conflict. For 20 years, through his Army career, a war, marriage and six children, Pops kept the dream and the goal alive.

Never mind that he was considered far too old to pursue his dream, Pops just couldnt let go.

When he retired from the Army at 39, he decided it was finally time to do something about the goal hed set so many years before. He moved his family to Columbia, South Carolina and enrolled as a freshman at the University of South Carolina.

No, he wasnt considered too old for that. Many others, much older, have pursued college degrees for the first time. What Tim Pops Frisby did was even more special. At an age when even most professional players have hung up there helmets, he began working out with the South Carolina Gamecocks football team during the winter. Working out with players half his age, all of whom were young enough to be his son, he competed for a position on a Division One major College Football Team.

It was a goal that Pops had lived with for a long time and he began to realize it when coaches invited him back for fall drills. When South Carolina kicked off their season against the University of Georgia, Tim Frisby was on the sidelines wearing Gamecock jersey number 89. On September 25th, against Troy, the legendary Lou Holtz, head coach at South Carolina, sent Pops into the game for its final four plays. I have a lot of respect for the guy, Holtz said. A Ranger, 20 years in the Army, six kids. He loves this team. I thought it would be good to get him in. Im sorry we could not throw it to him. But knowing the way that Pops Frisby makes his dreams come true, thats just a matter of time.

Frisby, who turns 40 in February, has been featured on ESPNs College GameDay. ABCs Good Morning America, CNN, the New York Times and the Los Angeles Times are all planning stories.

Incidentally, the father of six between the ages of six months and 16, also maintains a 3.88 (out of a possible 4.0) grade point average.

Still think its too late for your dream? Goal setting and goal starting is a process that can start at any age and at any time. Theres no need to wait until January 1st to set or start a goal. Goal setting and goal starting doesnt have to take place at the first of the month, or even the first of the week. I once started on a big goal at midnight on the 24th of the month.

Tim Frisby accomplished his goal and realized his dream for two simple reasons: he never let time take his dream away, and when the time finally came, he took action. It worked for Pops -- and itll work for you too!

English Soccer - England's Football League Division One Review

It would appear that Swindon Town have been keeping an eye on Football England recently, at least that's what I'm claiming anyway. Since I tipped them as most likely to stay up in the now ferocious relegation battle, they haven't put a foot wrong.

This was confirmed by another good win at home to Doncaster Rovers on Saturday.

The 2-1 victory, gives them three on the bounce on the row, and confidence seems to have been restored. Any struggling teams yet to visit the County Ground - beware.

Manager Iffy Onoura was well pleased with the latest result, and also seems optimistic of survival. Perhaps he's also in a good mood because the proposed television project featuring Big Ron has been booted into row z, early doors.

At the top, Southend reconfirmed their promotion credentials with a fine 2-0 away defeat of Yeovil, which keeps them top. Shaun Goater scored the second, and his goals could be vital in the remainder of the season.

Brentford too perhaps have been reading this column. Last week I voiced a concern that letting DJ Campbell disappear to Birmingham for a pittance could harm their promotion aspirations. Seems I'm wrong.

The Bees absolutely paggered Walsall 5-0, proving that they can score without the DJ (League one player of the month for Jan), and heaping misery on a forlorn Paul Merson. Brentford still look nicely poised, sitting 5th with games in hand. Walsall look to be in terminal decline, and Merson has hinted that he will quit if results don't improve.

Colchester continue to make us marvel at their impressive record this term. A comfortable 3-1 home win over Bradford City, after going 1-0 down racks up a club record of nine consecutive wins, and perhaps more impressively winning 19 out of 21.

Bradford went ahead through stocky veteran Dean Windass just before half time - the chunky striker is still a force to be reckoned with at this level. The game, now a tough test, was turned by the inspirational Richard Garcia who headed home twice early in the secone half. Garcia has now notched 6 in his last 4 games. A confident display was rounded off by Chris Iwelumo, also heading in just after the hour.

Colchester must now believe they can go up without the lottery of the play offs - they sit second, 1 point behind Southend, with a game in hand.

Also at the top, Barnsley have slipped in unnoticed in recent weeks, while others have floundered. A 2-0 victory over Bristol City at home this weekend lifts them into fourth spot. Much of this recent form can be attributed to striker Marc Richards, who bagged both goals, bringing his tally to 10 in the last 15 outings. His first was an exquisite finish after lobbing a defender on his approach.

Back at the bottom, a predictable dour affair between Rotherham & Hartlepool ended 0-0. Both these sides are in deep trouble and must turn the corner soon or bye bye. Hartlepool were under the instruction of Youth team coach Paul Stephenson for the first time after the much publicised turmoil at the club. Hopefully he can get them on track.

MK Dons look to be adrift without a paddle after going down 2-0 to Scunthorpe. Scunny will be glad of the points to keep them above water, thanks again to their prolific goal getter Billy Sharp. Another brace for Sharp put the game away after just 10 minutes.

As for the Dons - it looks like they are going. Will anybody miss them?

Blackpool continue to show great determination at home, and look to have what it takes to stay up. The Seasiders were very unlucky to take only the 1 point from their home meeting with Notts Forest.

A creditable 8,399 turned out for this 2-2 draw in which Blackpool were always in control, until the last minute equaliser by Forest's Julian Bennett.

Oldham Athletic tripped themselves up by going down 1-0 in an eminently winnable game at home to Port Vale. This leaves the Latics adrift by 7 points from the play off spots. Manager Ronnie Moore knows he has to improve quickly.

Finally, Chesterfield kept up their unbeaten run and their play off hopes with a late home equaliser against Gillingham. Chesterfiald lie in 7th, with the Gills out of trouble, for the moment.

Marketing's Two Basic Approaches

The essence of quality marketing is the maximum possible communication your product's value to a potential customer. How to do that is the essence of this marketing book. To increase market share, you need to lower your prices or add value (or, advertise the heck out of your product, hoping for robot-like response).

What needs to be defined here is the difference between the two forms of approach. If you haven't seen the movie "Crazy People," starring Dudley Moore, rent it today. It is mandatory viewing for any business person. Aside from the comic relief value, what it has to offer is an interesting and informative view of direct marketing versus image marketing. Dudley falls from grace at an advertising agency and ends up in an asylum, There, he allows the locals to write promotions. The results are ads like, "If you wanna go to the bathroom, you gotta get (a laxative)." This ad causes a virtual (pardon the pun) run on the local pharmacies. Have you ever heard the statement, "If you want the truth, ask a kid or a drunk"? This is your basic "tell-it-like-it-is" or "cut-to-the-chase" type of benefit advertising.

A second ad (in the movie) said, "If you wanna get the girls, you gotta get a Porsche." It had results similar to the laxative ad. Get the point? These are ads based on real, expected (and experienced) results, not hyped up illusions and fantasies.

The opposite is exemplified in the pretzel ads that show Jason Alexander (George from the "Seinfeld" show) being picked out of a crowd, at random, to be an emergency hockey goalie. He makes superhuman saves, while eating pretzels, and ends up saving the game and then gets the prom queen. This is also reflected in the Christmas perfume ads that almost guarantee romance and fulfillment of your every desire if you buy a particular fragrance.

Are you looking for an illusion or a valid result from doing business with you? It's a choice, a matter of perspective, like lower prices or added value; it's a business decision. Illusion may result in an increase in business, however, both pricing and illusions are easy to top by the competition, and therefore represent risky business decisions. Those "crazy people" weren't so crazy!

Premiership Transfer Window Review - Part Two

David Walker continues his review of the January transfer window and how the moves will impact each teams success, or survival at the end of the 2005/06 season.

Everton
After spending the early part of the season facing a relegation battle the only reinforcements came in the form of Alan Stubbs, joining from Sunderland for his second spell at the club.

Two players have left the club Marcus Bent to Charlton and Per Kroldrup to Fiorentina. The Danish defender arrived in a 5 million switch from Udinese but returned to Italy for substantially less after making just one league appearance.

At 10 points clear, Everton look safe from the drop but you may be tempted by the 33/1 relegation odds.

Fulham
Fulham are battling against relegation and have made five new signings. Goalkeepers Tony Warner and Antti Niemi joined from Cardiff and Southampton respectively while New Zealand international Simon Elliott arrived from Columbus Crew. Defender Wayne Bridge and midfielder Michael Brown joined from Chelsea and Tottenham Hotspur on loan.

Without an away win all season, Fulhams strength and key to survival lies in their form at Craven Cottage. 26 of the 29 points accumulated have come from home wins and manager Chris Coleman will need to keep up this momentum. Fulham can be backed at 14/1 for relegation.

Liverpool
Third in the table and a favourable draw in the Champions League has seen further recruits arrive at Anfield. Defender Jan Kromkamp arrived in a swap deal from Villarreal which saw Josemi return to Spain while Danish defender Daniel Agger cost 5.8 million from Brondby.

A host of fringe players left on loan deals but all transfers were eclipsed by the return of striker Robbie Fowler, five years after leaving Anfield. Fowler scored 120 goals in 236 Premiership matches for the Reds previously and with Manchester United wobbling, Liverpool could eclipse them in second position. They are three points behind in third but have two games in hand. Rafa Benitezs side can be backed at 6/5 to win the Premiership in the without Chelsea market.

Manchester City
Following a blistering start to the season, City are sitting comfortably in tenth position. Manager Stuart Pearce will not stand for half measures and has motivated his side into three wins out of their last four matches, including a 3-1 derby win over bitter rivals United.

Pearce has boosted the ranks with the 6 million signing of Greek striker Georgios Samaras from Heerenveen after allowing Robbie Fowler to rejoin Liverpool and the loan capture of Espanyol midfielder Alberto Riera. Pearces managerial qualities have not gone unnoticed and he is quoted at 20/1 to succeed Sven Goran Eriksson as the next England boss.

Manchester United
The former Premiership powerhouses have been exposed yet again this season as being nowhere near Chelsea in terms of results, consistency and strength in depth. However, the Glaziers sanctioned the arrivals of Spartak Moscow defender Nemanja Vidic Spartak for 7 million and 5.5 million signing Patrice Evra.

A dire spell in Europe has seen them with the Carling Cup one of their only chances of silverware this season although Sir Alex Fergusons side are still 5/6 favourites for the Premiership without Chelsea. Strike duo Ruud van Nistelrooy is 5/6 and Wayne Rooney 10/1 to top the Premiership scoring charts.

Middlesbrough
One of the pre season outsiders for a top four position, Middlesbrough are now staring relegation square in the face. Boro have won just once in their last 10 Premiership outings and that was away at rock bottom Sunderland.

No players arrived in January although Szilard Nemeth left for Strasbourg. One of the few bright spots, striker Yakubu, can be backed at 16/1 to top the Premiership goalscoring chart while speculative punters may fancy the 13/2 on offer of relegation.

Newcastle United
Manager Graham Souness became the latest Premiership managerial casualty after recently losing five of their last six league matches. With just 36 wins in his 83 matches in charge the club are hovering six points above the drop zone.

Big money arrivals Michael Owen and Alberto Luque failied to ignite an expected charge for European football and former West Ham manager Glenn Roeder and Alan Shearer have taken over the reigns temporarily. Bolton manager Sam Allardyce is the 9/2 favourite to take over permanently and despite a poor run of form the Magpies remain 20/1 outsiders for relegation.

The third and final part of the review will look at transfers involving Portsmouth, Sunderland, Tottenham Hotspur, West Bromwich Albion, West Ham United and Wigan Athletic.

Pass the Salt - It's a Hot Collectible

Part of the attraction of any collectible is the story that surrounds it, and salt-cellars have a tale to tell. Heres what you need to know about this condiment collectible.

The Salt

Salt-cellars, sometimes called the salt, open salts or salt dips, have been around for centuries. They are the dishes from which salt was served with tiny spoons or the end of a knife blade. In informal situations, you could pinch the salt from the dishes.

Early salt was coarse and caked in humid weather. It had to be kept in open dishes so that the coarse salt could be broken up before serving.

Materials

Salt-cellars were made of many materials including wood, glass, pottery, pewter, crystal, sterling and Faberge. They ranged in style from unadorned, simple-shaped glass to chic decorative sterling silver.

History

In the Middle Ages, where you were seated in relation to the placement of the salt on the table signified your social stature. The desirable seating position was above the salt, a term that is still sometimes used. Wealthy Romans liberal use of salt, a precious commodity at that time, broadcast their social status.

One of the most famous salt-cellars is depicted in Leonardo da Vinci's painting "The Last Supper." It shows an upturned salt-cellar in front of Judas, which signifies bad luck or bad faith.

Salt-cellars became archaic in the early 19th century when new glass technology developed. Glass salt shakers were born and salt-cellars were obsolete.

Desirable Collectible

Salt-cellars are attractive collectibles. They are unique and decorative. You can have an assortment yet they do not take up too much space. Plus, they are not too expensive so you can develop a collection without breaking the bank, ranging in price from a few dollars to pricier crystal or sterling silver.

Antique shops, flea markets, garage sales and E-bay are all good sources for salt-cellars.

Infopreneuring: The Ideal Business?

Infopreneuring, or information marketing, gives entrepreneurs the opportunity to feed the information-hungry masses worldwide, and achieve their own financial freedom in the process. Since the advent of the Internet in the early 1990s, people all over the planet have jumped aboard the information superhighway, driven by an insatiable desire and thirst for knowledge. They're looking for answers, for jobs, for solutions to problems, for long-lost relatives, and for just plain information. This means explosive growth for the infopreneuring industry.

By a stroke of good fortune, the Information Age has serendipitously coincided with the Enron era and corporate downsizing. Entrepreneurs, small business owners, and anyone who has searched unsuccessfully for a legitimate work-at-home business opportunity can now realize the future of their dreams. All it takes is a computer, an Internet connection, a little creativity, some ingenuity, and a lot of motivation.

More than mere rhetoric, the infopreneuring phenomenon is a reality. Witness the infopreneuring empires built by Allan Gardyne of Associate Programs and Ken Evoy of SiteSell fame. These are world-renowned Internet gurus who have achieved enormous online success, not by ripping people off with "get-rich-quick" schemes, but by selling marketing tools and information about true-to-life business models that work for real people in the real world. For every "info guru" you hear about, there are probably dozens more out there you haven't heard about--all happily securing their futures by selling their own infoproducts.

For small business owners and entrepreneurs across the globe struggling to keep their businesses alive, infopreneuring could provide the income infusion needed to rehabiliate their anemic growth. For business start-ups, an infopreneuring enterprise could be ideal. The benefits include:

  • Low start-up costs
  • Low overhead
  • Selling to a global market
  • Less time-for-money tradeoff
  • More financial freedom
  • Consistent passive revenue
  • Work from anywhere capability
  • Creating a lasting legacy

Offline businesses can also benefit by:

  • Replacing paper promotions
  • Adding multiple income streams
  • Selling wares online to supplement offline sales

This doesn't mean there's no work involved. As with any legitimate business, infopreneuring requires commitment and motivation. But it is fairly simple to start up. By following a step-by-step process that begins with brainstorming topics, then researching the market to find out if your ideas have profitability potential, you can easily begin building your "brand of one" by producing basic infoproducts such as Tips Booklets and eReports. These will help establish you as an expert in your field. Later you can progress to audio and video products, such as teleclasses and Webinars.

The start-up costs are minimal because your products are created, and delivered, digitally. No inventory, no storage, no shipping costs. You can see why the infopreneur's motto: "Create once, sell many" makes infopreneuring so attractive. Once you've got your infoproducts produced and your marketing mechanisms in place, you no longer have to sell your time for money. You control your business--it doesn't control you.

Laying the foundation for an infopreneuring business means--you guessed it, obtaining information--educating yourself on what market need your infoproducts can fill, how to package your knowledge, and what marketing methods will work best for selling your goods. Once you've established yourself as the "go to" person in your area of expertise, it's only a matter of adding additional revenue-generating streams to your lineup. These can include affiliate marketing, selling ads on your website or in your ezine, using Google AdSense, creating a subscription-based website, and entering into joint ventures that expand your reach into similar, but differently targeted, markets.

Although it may appear to be a complex process at first glance, infopreneuring is actually a simple business model that takes less time and effort to start up than most other businesses. Of course, it may not be the ideal business FOR everyone, but it is definitely do-able BY anyone. Explore your options and see if infopreneuring is right for you. It might just be the ticket you've been looking for to gain your own financial freedom.

Are We Our Children's Best Role Models When It Comes To Money?

Today, everything from Gameboys to Sony Playstation to Xbox machines are now common in most homes. Though affordable, should our children be able to buy anything they want? This is a question I get from most parents. But what parents fail to understand is, when they try to keep up with what their neighbors have, it puts a major strain on the family's finances. Our children are now copying our ways by trying to keep up with us!

We need to be sure to keep our finances in order and show our children good fiscal responsibility. Money is a precious resource that we work hard for and should not be taken lightly. The average person has a revolving credit debt of over $8500 and bankruptcies are on the rise. What we do as family money managers goes a long way in teaching our children how to manage their own money matters.

Financial mismanagement inside families is a growing problem that can be devastating to children. Losing a home to foreclosure, having to move because of bad debts, learning to do without many of the luxuries they had before can lead to depression, lack of self-confidence, and unresolved feelings toward their parents for putting them into that position.

What is even more painful for children, is how parents isolate them from the reasons why things happened. Children need to understand that it is not their fault and that the parents made the mistakes. Parents must sit their children down and explain how mismanaging finances can put families in financial peril. If children are left to wonder, they will experience the same mistakes when they become adults.

This can be avoided at all costs if parents take the time to learn basic financial management skills. Here are some things you should be doing right now to keep your children from having to go out into life without an understanding of what it takes to financially succeed in this world.

1- Get kids involved in your life!

Show them what you are buying, what things cost in real value terms, and why you need them. Explain the differences between wants and needs and how to manage their money the right way.

2-Get your children involved in making small financial decisions.

This is a good way to show them what can happen if they make the wrong choices in life and what the consequences will be.

3- Make them aware of what money can and cannot do.

Money can make people do strange things. It has been written that it is the root of all evil but it can help those in need. A good example of this is the work that charities do. Money in itself is not bad. Only what people do with it that can turn bad.

4- Get your children involved with your shopping.

Have your children start cutting out coupons and filing them away for you. Use this as a time to teach math and language skills (especially if they are young), and allow them to help you shop by retrieving items on your list. Giving children responsibilities teaches them discipline, which is sorely lackingin our youth.

5- Don't just say no when they ask for something.

Explain to them the reasons behind why they cannot have the item, whether for financial, or other reasons, and show them alternatives that will give them confidence to make proper decisions later in life.

Children are a lot smarter than we give them credit for and they understand things better if you involve them. Don't talk down to them. Let them have a say in their lives. You will see that, we as parents, can change our destructive financial habits, and give our children something they need right now... the financial wisdom to carry throughout their lives.

The Direct TV Versus Dish Network Dilemma

Eenie meenie, miney mo - to which satellite TV service shall I go? Choosing between Direct TV (it is really called Directv) and the Dish Network is like deciding which political party is more corrupt than the other. It is all a matter of your perception of the programming and preference. Is one really better than the other? Not really. They even have similar marketing promotions like a free satellite TV system when you purchase their satellite TV receiver or buy a certain programming package.

If you go by the number of customers alone, Directv would the outstanding choice. However, that is not necessarily true. They just have a lot more money to spend on advertising. How about price? Should you go by price alone to decide on a satellite dish network or a Direct satellite TV? The answer is no. Each of these satellite TV providers offers something a little different, which could make or break the choice, depending on preference. There is that pesky 'preference' thing again!

First of all, let us look at what they both have in common. Both companies present similar deals like free installation or a free satellite TV system. When it comes to movie and local television programming, the pricing is practically the same. Both the Dish Network and Direct TV offer DVR or digital video recording. With your Direct satellite TV however, you could upgrade to the Directv Tivo option for a nominal fee.

The differentiation is in the programming offered to subscribers. If you are aiming for a more international flavor, then the Dish Network would be your best bet. They have networks available in foreign markets that are broadcast in a variety of languages. So if you have transplanted yourself in the United States from somewhere else, chances are you might be able to catch the news and other shows from your homeland. Direct TV does have some foreign programming, mostly on the movie channels, but not the scope that the Dish Network offers.

Now, Directv subscribers have a plethora of options when it comes to American sports. Football, baseball, hockey, NASCAR ... these are important to sports fans. When the major sports have play-offs like the NFL or NBA, you can count on those rabid sports fans purchasing a 'pass' which buys a whole block of games. The Dish Network does offer sports, but they are more global in their choices. You will likely find rugby, lacrosse and soccer just as much as the football or baseball. They just don't have as much of a selection. So, if sports are your thing, then going for a Directv dish and satellite system is the best choice for you.

Now you have a perspective from both sides of the two major satellite TV service providers. Both offer similar programming. It is choosing the little things that will influence your decision. Think about the Directv Tivo option. Think about the future possibility of Directv HDTV. If having these things in the future is important, then perhaps your mind is already made up, unlike that decision about which political party is more corrupt ...

Buying Rental Properties - Ten Tips

Buying rental properties can be a great way to build your wealth. However, as in most real estate investment, it is sometimes difficult to know if you've found a good deal - especially the first time. Here are some things to look for to be sure that rental is a great investment.

1. Location. If traffic is heavier, rentals are easier to rent. A sign will often pull more response than an ad in the paper. If it is a nice locale, it will usually rent faster. This is also true of places close to amenities.

2. Numbers. Run the numbers. Get every last expense figured into your calculations, and be sure that you will have positive cash flow from the start.

3. High home prices. Look in towns with high home prices, as this creates rental demand. What do people do when they can't afford to buy? They rent.

4. Low maintenance buildings. Avoid cedar-shake roofs, and wood-sided buildings. Look beyond current expenses to how much maintenance the building will need. Low maintenance means less headaches and more profits.

5. Good rental history. Ask to see the rental history. Note how long residents are staying on average, and how well they pay on time.

6. Below market rents. Buying rental properties with below-market rents means you get to raise rents. Raising rents means you imediately raise the value, because rental property values are based on income.

7. Complies with zoning and fire codes. Have it inspected, and ask local officials if there are any problems.

8. Less than 20 years old. This is somewhat arbitrary, but if you limit your search to newer buildings, you will be less likely to have building code and maintenance problems.

9.Owner/manager that is out of state. These properties are often the best deals, because it is tough to manage a property from far away. An out of state seller is often more concerned with a quick sale than a high price.

10. Neighborhood is stable or improving. Stable is okay, but if you can buy in a neighborhood that is improving, you'll rent the units more easily, and therefore get automatic appreciation in value with time.
